Ayala House

Complete renovation for a brighter home

The original house was old, with a traditional distribution that compartmentalized the spaces and hindered the entry of natural light. This turned it into a succession of dark and not very functional rooms. The ÁBATON team took on the challenge of modernizing it, unifying the areas and allowing natural light to flow freely.

Redistribution of space and modernization of facilities

To achieve this, the original structure was demolished, renewing all the electricity, water and underfloor heating installations. In addition, floors, walls and carpentry were replaced, preserving only the chimney openings. The common areas, such as the living room, dining room and kitchen, were relocated near the entrance, while the private areas, such as the bedrooms and bathrooms, were moved to the back of the house.

Natural light and customized design

The living room, with three balconies overlooking the street, takes advantage of the 8-meter facade to receive abundant natural light. The master bedroom has a dressing room and en suite bathroom, both designed by ABATON. The other two bedrooms, also with en-suite bathrooms, share a courtyard that ensures a good entry of light. The use of materials such as teak wood in the dressing room and corian in the bathtub and countertops enhances the modern aesthetic.

Opening of spaces and visual solutions

Openings were made in the load-bearing wall that separates the living room from the dining room to enhance the brightness. Although a long hallway could not be eliminated due to the original configuration, it was visually shortened with the structure of the dressing room in the master bedroom. The renovation transformed the old kitchen into two exterior bedrooms with bathrooms, improving the functionality and comfort of the home.
